Give each installer the same starting point
Describe which sides of the yard need fencing, the height and style you want, and the gates you need. For replacement work, include photos or a description of the existing fence. Have each installer confirm the measurements and proposed work before comparing totals.
- Match the layout: check whether quoted footage includes gate openings and whether every boundary section is included.
- Match the product: “wood privacy” or “vinyl” alone leaves important specifications open.
- Match the extras: ask about removal, haul-away, gates, finishing and site restoration.

ILLUSTRATIVE EXAMPLE — NOT ACTUAL BIDS
Two “150-foot fence” quotes can cover different work
Suppose your proposed layout is 150 feet long, including one 4-foot gate opening. These descriptions need clarification before their prices can be compared:
- Quote A
- “150 feet of 6-foot wood privacy fence.” Gate, removal, post specifications and finish are not listed.
- Quote B
- “146 feet of 6-foot wood privacy fencing plus one 4-foot gate; new posts, removal and haul-away included; finish excluded.” Product specifications are attached.
Ask A to clarify its measurement and list the missing items. Ask B what finish would cost if you want one. Then compare the revised written scopes. This example does not establish a fair Wichita price or suggest either installer is better.
Ask what would change the total
An exclusion describes work outside the quote. An allowance sets aside an amount for something that may be finalized later. Ask the installer to explain each one and how additional work would be approved and priced.
For a replacement, ask what happens if existing posts or concrete are harder to remove than expected. For an unfinished fence, ask whether surface preparation and the finish itself are included. Get payment milestones, expected scheduling, quote expiry and warranty terms in writing.
Three Wichita checks to include in the conversation
- Fence requirements: use Wichita’s official fence guidance to find the relevant local information. Ask who will confirm requirements for your address and proposed fence.
- Permits and jurisdiction: the MABCD permitting page is an official starting point for permit questions. Ask whether any approvals or fees are included in the proposal. This checklist does not determine whether your fence needs a permit.
- Underground lines: ask who will arrange locates before digging. Kansas 811’s homeowner guidance also explains private facilities, such as irrigation or power to an outbuilding, that public utility companies do not mark.
Write unresolved boundary, HOA or site questions next to the quote. Have the appropriate authority or qualified professional resolve them before agreeing to the work.
